Permits have been filed to expand a three-story structure into a four-story mixed-use building at 217 South 4th Street in Williamsburg, Brooklyn. Located between Roebling Street and Havemeyer Street, the lot is near the Marcy Avenue subway station, serviced by the J, M, and Z trains. Barry Wagschal of GW Equities LLC is listed as the owner behind the applications.
The proposed 55-foot-tall development will yield 6,133 square feet, with 4,567 square feet designated for residential space and 1,566 square feet for community facility space. The building will have seven residences, most likely rentals based on the average unit scope of 652 square feet. The masonry-based structure will also have a cellar, penthouse, and a 30-foot-long rear yard.
Baobab Architects is listed as the architect of record.
Demolition permits will likely not be needed as the project calls for an expansion. An estimated completion date has not been announced.

Hopefully he illustrious & amazing works of graffiti Artists displayed on the current site are protected and preserved for all eternity- as artistic, cultural & historic artifacts – and not arrogantly removed as in the 5Pointz project in nearly Long Island City. Perhaps there ia an astute ambulance chasing attorney waiting in the wings to pounce? As per a Feb 12, 2018 news article: Ruling that graffiti — a typically transient form of art — was of sufficient stature to be protected by the law, a federal judge in Brooklyn awarded a judgment of $6.7 million on Monday to 21 graffiti artists whose works were destroyed in 2013 at the 5Pointz complex in Long Island City, Queens.
