Permits have been filed for a 12-story mixed-use building at 35-34 41st Street in Astoria, Queens. Located between 35th and 36th Avenues, the lot is near the Steinway Street subway station, served by the E, F, M, and R trains. Stephen Ohnemus of Domain 41st Street Site B LLC is listed as the owner behind the applications.

The proposed 124-foot-tall development will yield 76,816 square feet, with 74,665 square feet designated for residential space and 2,151 square feet for community facility space. The building will have 99 residences, most likely rentals based on the average unit scope of 754 square feet. The steel-based structure will also have a cellar and a 30-foot-long rear yard.

Paul Carr of S9 Architecture and Engineering DPC is listed as the architect of record.

Demolition permits were filed for the two-story structure on the site. An estimated completion date has not been announced.

    • Yes, they really need an editor to double check their pictures rather than just trusting what they get from google maps.

  3. Well, here we have the failed Innovation QNS starting to break apart. Last week it was the new tower at the PC Richards site a block away.
    Local councilperson Won really screwed everybody by her never ending delays which once approved made 421a incentives impossible. Could have had a cohesive multi block development with a world class movie theater and a 20,000 sq ft park but now we will get a hodge podge of development taking advantage of the new zoning by multiple builders. And don’t expect that the owners of the parcels that were going to be a park will turn it into a park when they now have zoning for 10+ stories. They are putting new chairs in the existing movie theater though – thanks councilperson Won!

    • Oh yeah, Innovation QNS also had space carved out specifically for a TraderJoes/WholeFoods – I guess that isn’t happening even though the local community has been craving a major food retailer.
