Plans have been revealed for a 1,090-foot supertall residential skyscraper at 310 Greenwich Street in Tribeca, Manhattan. Designed by Morris Adjmi Architects and developed by Vornado Realty Trust and Stellar Management, the 72-story structure is slated to span 705,309 square feet and yield 976 units, including an affordable housing component. The project team recently submitted an Environmental Assessment Statement to the Department of City Planning for the property, which is dubbed Parcel 3C and located near the southwest corner of Greenwich and Harrison Streets.
The below diagrams highlight two possible outcomes for the project in accordance with the Universal Affordability Preference (UAP) zoning resolution. The first scheme would contain approximately 251 affordable units. The second design, known as the “UAP Offsite Option,” would have a greater market-rate housing component, while the affordable housing component would be developed at a separate location within Manhattan Community District 1. The two building massing variations provide different case studies as to how the bulk of the tower can be located on site.
Both designs place the tower’s footprint at the center of a three-winged podium standing between 85 and 125 feet tall within the Independence Plaza apartment complex.
No finalized renderings were revealed with the latest plans. However, two renderings from 2023 offer an indication of the possible design approach. The first, shown at the top of the article, previews the lower levels along Greenwich Street, showing the tower clad in gray paneling and large square windows, and the low-rise wings enclosed in red brick to match the historic character of the neighborhood.
The below image, revealed in a Land Use, Zoning & Economic Development Committee meeting on December 11, 2023, shows the tower rising to the west of 56 Leonard Street. In this rendering, the façade’s orderly window grid gives way to a lattice pattern of converging columns on the upper levels.

Built in the early 1970s, Independence Plaza consists of three 39-story residential towers and a series of townhouses spanning around 2.1 million square feet with 1,328 units. Vornado Realty Trust purchased a 58-percent stake in the complex in 2012. The skyscraper project at 310 Greenwich Street would require the demolition of 45 units within Independence Plaza, and displaced residents would be relocated elsewhere within the complex.
The proposal is able to bypass the full Uniform Land Use Review Procedure (ULURP) process due to the site’s C6-4 zoning district status, which does not require a waiver of existing zoning regulations. However, the developers will still need to undergo the City Environmental Quality Review (CEQR) process, and they filed an Environmental Assessment Statement (EAS) on May 13. The project will also require an increase in the Floor Area Ratio (FAR) from 10.0 to 12.0.
The nearest subways from the site are the 1, 2, and 3 trains at the Chambers Street station to the southeast.
The developers are hoping to complete 310 Greenwich Street in 2032. This would require full approval by mid-2027, followed by six months of demolition and four years of construction beginning in early 2028.

The tallest building in the Western Hemisphere is in NYC, but it isn’t at the World Trade Center- that disgusting Harry Potter wand/mast isn’t central to the building’s structural design and shouldn’t count towards the height of the building. Central Park Tower’s roof height is nearly 200′ higher than the World Trade Center- that’s 15-18 stories of extra building.

You can take either side you want, but when the roof is roughly 15 stories taller and there’s no true connection between the mast and the buildings design (as in the Empire State Building or Chrysler tower), other than getting the building up to the symbolic 1776 height, it’s always open for debate.

What does 432 Park Ave have to do with this? Since 432 Park Ave was completed, Central Park Tower, 111 West 57th, 53 West 53rd, Brooklyn Tower, 125 Greenwich and so many other, skinny skyscrapers have been completed. And there are at least 4 more, including this, in some stage of construction. It’s a city, Get over it.
How does adding nearly 1000 apartments for the rich (and a limited number of affordable) help the City at all. It’s already overbuilt and overcrowded.

The ideal NYC population would be 12 million. Much investment in transit and civic infrastructure would be necessary to reach that potential though.
Can someone calculate how many millionaires or trust fund kids are moving into NYC. Can’t believe there’s that much money in the streets to throw away on miniature Lux apartments.

Unless you win a lottery you need to have at least $10 million to purchases a 2 bedroom. The city is so upside down. After buying a 2 bedroom for $5 million the maintenance and tax is $7500 a month. For the rest of us we are living in Charlie and the Chocolate Factory hoping to be picked for the right to get a subsidized apartment.

Headline says Greenwich Avenue, but the story is about a site on Greenwich Street, which is a different location. If a supertall were planned for Greenwich Avenue in the West Village, that would be very big news!
