A long vacant piece of Staten Island is finally seeing new life, now that plans have been filed for 12 townhouses along a city-owned stretch of Bloomingdale Road in Charleston, a small neighborhood at the southwestern edge of the island.
The five single-family homes will rise on a yet-to-be-built street called Jade Court, off Bloomingdale Road between Clay Pit Road and Sharrotts Road. Each house will have two stories spread across 1,685 square feet, as well as a cellar. So far, permits have been filed for numbers 9, 11, 15, 17, 21, 23, 25, 27, 29, 33, 35, 41 and 43 Jade Court.
Like most of Staten Island, this area is zoned to allow small one- and two-family homes. Every house is required to have side, front and back yards, and at least one parking space in a driveway or garage.
Westerleigh-based Calvanico Associates will design the townhouses, according to permits. And the developer is Raymond Masucci, a local builder who developed the nearby Tides at Charleston, 190 single-family homes marketed to retirees in their 50s, 60s and 70s.
He’s also redeveloping the gigantic and long-abandoned Staten Island Farm Colony into an affordable senior housing complex. The landmarked ruin will be transformed into apartments in “landmarked dormitories, new elevator buildings, cottages and period-inspired carriage houses,” the Staten Island Advance reported in November.
There aren’t any sale records for these overgrown lots at 552 Bloomingdale Road, so YIMBY presumes they’re still owned by the city.
