Yet another East Harlem residential project that stalled during the recession has come back from the dead, this time at 2006 Lexington Avenue, on the corner of East 122nd Street.
Four stories of a planned six-story building have risen so far, after construction began last fall. The development will stand 60 feet tall and hold 10 apartments, as well as two stores on the ground floor. The cellar will have laundry, bike parking and a rec area, and there will be two apartments per floor, beginning on the second floor.
The first permits for this project were actually filed back in 1990, and then resurrected in 2004 and 2009, before finally becoming a reality last year. Nenad Krickovic of Group 2 Architects and Engineers is the architect of record, and the developer is Lex 162 Inc, headquartered in Queens Village. The 2,200-square-foot property last changed hands in 2001 for an undisclosed amount.
Since the initial filings are quite old, they don’t list exact square footage, but the site comes with about 7,600 square feet of development rights.
The building fills a long-vacant lot just three blocks south of the 125th Street 4/5/6 station, where development has been slower than the areas closer to the Upper East Side border. Other new developments rising in the neighborhood include HAP’s nine-story rental at 2238 2nd Avenue and a 12-story mixed-use rental project at Third Avenue and East 119th Street.
