Another day, another hotel planned in East Williasmburg and Bushwick’s manufacturing zone. Two were filed last week, and now a new building application has surfaced for a 144-key hotel at 232 Siegel Street, two blocks from the Morgan Avenue L in East Williamsburg.
Toby Moskovitz’s Heritage Equity Partners picked up the 2.3-acre site for $28,300,000 last August, according to the Commercial Observer, and hoped to build creative and tech office space there. It turns out they’re developing a 10-story hotel instead.
The 97,345-square-foot building will have a restaurant and lobby on the ground floor, followed by 18 rooms each on floors two through nine. Below ground, the cellar floors will hold bike storage, 14 parking spots, a gym and the hotel’s kitchen and laundry. There will be another nine parking spaces on the ground floor, bringing the project’s total to 23.
Midtown West-based Morali Architects applied for the permit.
The development will rise 130 feet into the air on a half-block long site between Moore, White and Siegel Streets and Bushwick Avenue. While the site is zoned for manufacturing, it does not fall within the North Brooklyn Industrial Business Zone, where industrial businesses can earn special tax credits and assistance from the city.
Cooper Tank and Welding Company sold the property to Heritage, after using it to assemble oil and fuel containers for the last 30 years, public records show. Since the property came with nearly 170,000 square feet of development rights, its impressive sale price works out to roughly $166 per buildable square foot.
A couple miles west of here in North Williamsburg’s manufacturing zone, Heritage is pushing forward with plans for a nine-story office building where 20% of the space will be set aside for light manufacturing. City Planning has to approve a special permit for that project, much like the one that could be imposed on developers trying to build hotels in industrial areas.
