Just as BRP Companies gets ready to start construction on its big, mixed-use project, The Crossing at Jamaica Station, Able Management is working on plans for a 27-story Hilton Garden Inn at 93-43 Sutphin Boulevard, across the street from the Jamaica AirTrain and LIRR station. Now YIMBY has a new rendering for the Hilton, first revealed by DNAinfo last fall.
The hotel will span 125,000 square feet and hold 225 rooms, according to a rep from architecture firm GF55 Partners. A forty-foot glass base will host the lobby, bars, pool and a green roof terrace on the fourth floor. Twenty-three stories of rooms will rise on top, complete with a rooftop bar. There will also be a restaurant and a gym.
When it’s finished, the building will be the tallest in the area, just beating the 26-story residential tower planned on the next block at 147-30 Archer Avenue.
GF55 Partners, headquartered in the Flatiron District, will handle the architecture and interior design.
Greater Jamaica Development Corp., which also assembled BRP Companies’ 50,000-square-foot site, transferred the property to Able Management earlier this year. The holder of a 99-year-lease on the site attempted to block the sale, but a state Supreme Court judge ruled that he had to accept a $444,000 payment for his remaining interest on the lot, the Daily News reported in January. After the judge handed down his decision, the Plainview, N.Y.-based hotel developer could take over the site.
Both the Crossing and the Hilton Garden Inn benefit from high-density C6-4 zoning, which offers significant floor area bonuses for including below-market units or developing a public plaza. The Hilton’s developer plans to build a new park around the corner in exchange for the right to build 20% larger.
Able estimates the hotel will cost $54 million, and they hope to break ground in early 2016.
