While residential development booms at either end of the Bronx, new construction has been slow to arrive in many of the working class neighborhoods in the central part of the borough, like Mount Hope, Tremont, and Crotona Park. But yesterday YIMBY noticed a filing for three little apartment buildings at 362-366 East 173rd Street, half a mile east of the 174th Street stop on the D line in Concourse Village.
Each building will have three stories and three units, though apartment sizes will vary. No. 362 will be the largest, with 3,371 square feet of residential space and spacious average units of 1,123 square feet. Units at no. 364 will average 988 square feet, and the structure will hold 2,964 square feet. And no. 366 will have the smallest units, at 2,832 square feet of residential space and an average apartment of 944 square feet.
These buildings will be small masonry constructions, which are cheap to build and typical for new market-rate construction throughout the Bronx. The site could still accommodate another 6,000 square feet of development, and the developer may file for one or two more buildings in the next few months.
Engineer Pirooz Soltanizadeh applied for the permits, and the developer is Marcia Seecomer, of South Ozone Park-based Msee Property. Seecomer picked up the vacant lot for $440,000 in March, paying just $27 per square foot of potential development.
The 4,800-square-foot property sits at the corner of 173rd Street and Anthony Avenues, and has clearly been abandoned for decades. It’s also a block south of the Cross-Bronx Expressway, which blighted several neighborhoods when Robert Moses built it in the 1950s and ’60s. A fairly large industrial zone begins across the street and stretches for several blocks east and north of here, stunting residential and commercial growth in this part of the Bronx.
