The city isn’t planning to extend the subway down Utica Avenue in Flatbush anytime soon, but if we see more projects like 824 East New York Avenue, the administration might need to give it some serious thought.
The seven-story building will rise between Troy and Schenectady Avenues in East Flatbush, about eight blocks south of the Utica Avenue stop on the 3, 4 and 5 trains. New building applications filed on Friday call for 66 apartments stacked on top of community and commercial space. They’ll be divided across 51,571 square feet of residential space, for rental-sized average units of 781 square feet.
The ground floor will host 13,916 square feet of commercial space and a 968-square-foot medical office. There will be five units on the ground floor, ten units each on the second through sixth floors, and nine units on the seventh. Residents will also have access to an 1,100-square-foot roof deck and a 2,600-square-foot outdoor recreation space on the ground floor.
A garage with room for 33 cars will fill the cellar, which is less parking than the zoning code normally requires. But the developer may be including affordable units. Today, the City Planning Commission will consider a set of zoning changes that would waive parking requirements for affordable housing, even if it’s just a few units in a mixed-income building.
The developer is Judy Wolcowitz of Aview Builders, and Karl Fischer will handle the design.
The 26,373-square-foot property is currently home to a grocery store and a large parking lot, and it hasn’t changed hands since the late 1980s.
