Revealed: 151 Maiden Lane

Permits went up for a new tower at 39 Fletcher Street early last week, and a new page on Fortis Property Group’s website now gives the project’s official name: 151 Maiden Lane. Goldstein Hill & West is the architect of record, and the update from Fortis comes with several renderings that imagine the future skyscraper’s appearance on the East River waterfront.

The full reveal shows an extremely thin addition to the cityscape, though the perspective frames 151 Maiden Lane against its future neighbor at 80 South Street — and until construction begins at the adjacent site, Fortis’ 52-story building will actually be semi-prominent. Besides the slender profile, balconies are also a dominant feature, spiraling around the structure as it rises into the skyline, and the facade will be subdued and glassy.

Fortis will be developing a smaller 120,000 square foot hotel adjacent to the residential tower, though filings for that portion of the project are missing. Despite the lack of DOB information, renderings include a glimpse of the mid-rise component, which will be a visual extension of the larger building.

151 Maiden Lane’s total scope will measure 281,000 square feet, and while the project will make a moderate impact on the vicinity, it will eventually be dwarfed by 80 South Street. Nevertheless, the design for Fortis’ project is appealing, and the tower will be a major positive for the Disney-esque neighborhood. Besides the building itself, the plan shows how skyscrapers are normal around the Seaport, and that people raving against the Howard Hughes Seaport Tower are both bad at art and incredibly short-sighted.

Construction is expected to begin this year, and while no official completion date has been announced, late 2016 or early 2017 would seem likely.
