In Boerum Hill, the block bounded by Wyckoff, Nevins, and Bergen streets and Third Avenue is zoned only for low-dense industrial and commercial uses, despite being surrounded on all sides by residential zoning (and even having an R6B carveout, mid-block on Wyckoff Street).
Jericho-based Bill Wolf Petroleum, the owner of the Shell gas station at 98 Third Avenue, is not pleased with that zoning designation, and wants to redevelop his property (which he’s owned since 1968) into a six-story apartment building.
An application was submitted to the Department of Buildings earlier today for a new residential building at 98 Third Avenue. The plans do not, however, conform to the site’s M1-2 zoning, and so the application indicates that the owner will seek a variance from the Board of Standards and Appeals to develop the site as housing.
If granted, the property would become home to a 19-unit residential building with ground-floor retail. The housing units would be spread over 19,000 square feet of space, with four apartments per floor from the second through the sixth (there’s a discrepancy between the 20 units indicated on the Schedule A filing and the 19 on the main permit application). The apartments would sit atop a 3,300-square foot retail space, with no parking (for cars, at least – 10 spaces for bikes would be included).
Mitchell Newman’s Newman Design Group filed for the permit. He was responsible for Schermerhorn Court, at 63 Schermerhorn Street.
