A seven-story, fully affordable housing complex may be coming to Sunnyside, Queens. Led by non-profit developer Phipps Houses, the 167-unit building is proposed for 50-25 Barnett Avenue. Last week the local Community Board 2 voted in favor of the rezoning application needed to move forward on the project for residents with incomes between 40 and 80 percent of the area median income (AMI).

Detailed proposals contained within an environmental assessment statement reveal plans to construct a mixed-use affordable housing building in Sunnyside, Queens. Located at 50-25 Barnett Avenue, the eight-story building could yield 167 to 189 residential units, 170 parking spaces, and 5,323 square feet of office area that will be reserved for non-profit use.
In March, YIMBY reported that the Uniform Land Use Review Procedure (ULURP) kicked off for the 10-story, 220-unit mixed-use building proposed at 50-25 Barnett Avenue, in Sunnyside. Earlier this week, developer Phipps Houses withdrew their application for the project, Politico reported, which means the project has been cancelled. The ULURP process was suppose to conclude by the end of this month. Since March, it appears the developer scaled down the project to seven stories and 209 units, but that move proved unsuccessful in relieving opposition. It would have included a 4,000-square-foot pre-K school on the ground floor and between 25 to 30 percent of the units would have rented at below-market rates through the housing lottery. New plans for the site have not been revealed, but it’s zoned for up to 60,000 square feet of commercial and community facility space as-of-right.

Non-profit affordable housing developer Phipps Houses is now proposing a 10-story, 220-unit all-affordable residential building at 50-25 Barnett Avenue, in northern Sunnyside, five blocks south of the Northern Boulevard stop on the M and R subways. According to DNAinfo, a pre-k center is also planned, and units would cater to low, middle and moderate income families. An environmental review is currently underway on the project, which would be built on a vacant plot, and city approval is required, as the land would be rezoned. ULURP is expected to begin later this year.
