Queens-based Parker Greenfield LLC has filed applications for a three-story, three-unit mixed-use building at 42-07 Bell Boulevard, located within the commercial center of Bayside, Queens. The structure will measure 7,673 square feet. The ground floor will host 2,232 square feet of commercial-retail space, followed by three residential units across the two upper floors. The apartments should average 997 square feet apiece, which means they will likely boast family-sized configurations. It’s unclear whether they will be rentals or sold as homes. Long Island City-based Carusone & Cherres Architects is the architect of record. The 25-foot-wide property is currently occupied by a deteriorating two-story mixed-use building. Demolition permits were filed in 2014. The Long Island Rail Road’s Bayside station is two blocks to the north.

Ming Hai Wang has filed applications for two three-story, two-family residential buildings at 43-12 – 43-14 212th Street, in central Bayside, located four blocks from the neighborhood’s Long Island Rail Road station. Each new building will measure 3,519 square feet in total, with one unit located on the ground floor and the other occupying part of the second floor and the entire third floor. The second floors in each structure will have 192 square-foot outdoor terraces that will be accessible to both units. Flushing-based John Chen is the architect of record. Demolition permits were filed last year to raze the site’s two-and-a-half-story house.

RKF has been tapped to market the retail space in the planned three-story, 39,620 square-foot commercial development at 220-10 Northern Boulevard, in southern Bayside, according to Real Estate Weekly. The building will be be exclusively retail, with each floor boasting between 11,000 and 12,000 square feet of leasable space. A basement level will contain roughly 4,900 square feet of space. The retail structure will sit on the corner of 223rd Street and a connected 220-car parking garage will extend eastward up the sloped lot. A Burger King restaurant will first have to be demolished.
