Ofer Prager, doing business as a Brooklyn-based LLC, has filed applications for a seven-story, 13-unit mixed-use building at 645 Fifth Avenue, in South Slope, located four blocks from the Prospect Avenue stop on the R train. The structure will measure 15,005 square feet in total and will include 1,100 square feet of ground-floor retail space. Residential units would begin on the second floor and average 1,070 square feet apiece, which means condominiums may be in the works. The seventh floor will also feature a common rooftop recreation space. Forest Hills-based ARC Architecture + Design Studio is the architect of record. The two existing mixed-use buildings at 643-645 Fifth Avenue were filed for demolition in November.

Brooklyn-based Chany Construction has filed applications for a four-story, four-unit residential building at 274 22nd Street, in South Slope, located four blocks from the 25th Street stop on the R train. The project will measure 4,006 square feet in total, and its full-floor units will average roughly 1,000 square feet apiece. Oleg Ruditser, also based in Brooklyn, is the applicant of record, and an existing three-story townhouse must first be demolished.

Permits Filed For 12-Unit Residential Building At 719 6th Avenue, South Slope

William Caleo, on behalf of National Brokerage, has filed plans to construct a five-story, 50-foot, 12-unit residential building at 719 6th Avenue in Brooklyn’s South Slope neighborhood. That’s between 21st and 22nd Streets. The units would be spread across 15,302 square feet, meaning an average size of about 1,275 square feet. There would be one unit on the first floor, three units each on the second through fourth floors, and two units on the fifth floor.

Andy Pitsillos, of Brooklyn-based FLFB Realty, has filed applications for a five-story, 14-unit residential building at 213 20th Street, in South Slope, four blocks away from the Prospect Avenue stop on the R train. The building will total 10,000 square feet, which means units will average a rental-sized 714 square feet. John Haskopoulos’ Borough Park-based SHV Designs is the applicant of record, and permits were filed in July to demolish two existing homes.

Developers Plan Condos At Newly Acquired 695 6th Avenue, South Slope

Earlier this spring, YIMBY reported on a filings for a three-story, 32-unit residential building designed by Karl Fischer at 695-705 6th Avenue, in South Slope, and now developers Shiraz Sanjana and RNS Holdings have acquired the property, according to the Daily News. The site boasts 34,800 square feet of development rights, and the building on file measures 34,632 square feet, but we don’t know if Karl Fischer’s plans are still in store. Sanjana is planning condos, and the existing single-story warehouse must first be demolished.
