Permits have been filed by an anonymous LLC for a ten-story mixed-use building at 651 Fourth Avenue, in South Slope, Brooklyn. The site is four blocks away from the Prospect Avenue Subway Station, serviced by the D, N, R, and W trains. Across the street from the lot is the Al-Noor School, a private K-12 school of Islamic affiliations, serving 650 enrolled students. Greenwood Cemetery is also nearby, and Prospect Park is about a mile away.

Permits Filed for 643 and 645 5th Avenue, South Slope, Brooklyn

Permits have been filed for two lots at 643 and 645 5^th Avenue, in South Slope, Brooklyn. Developer Ranco Capital LLC hopes to create two mixed-use buildings, rising four and six floors respectively. The location is just blocks from the scenic Greenwood Cemetery, and surrounded by commercial retail. The nearest subway station, 25^th Street, is a half-mile away, and serviced by the D, N, R, and W trains.

Four-Story, Five-Unit Residential Project Planned at 328 21st Street, South Slope

An anonymous Brooklyn-based LLC has filed applications for a four-story, five-unit residential building at 328 21st Street, in South Slope. The project will measure 6,325 square feet and its residential units should average 817 square feet apiece. It’s unclear whether rentals or condominiums are in the works. Woody Chen’s Elmhurst-based Infocus Design & Planning is the architect of record. The 19-foot-wide, 1,903-square-foot lot is occupied by a two-story townhouse. Demolition permits have not been filed.

A year ago, the Daten Group paid $24 million for eight properties on Fourth Avenue between 16th Street and the Prospect Expressway in South Slope. Now we have a look at the 11-story condo building headed for the site at 581 Fourth Avenue.

Revealed: Four-Story, Four-Unit Condominium Project At 258 A 18th Street, South Slope

A rendering has been revealed of the four-story, four-unit residential building under development at 258 A 18th Street, in South Slope. The latest building permits indicate the project will measure 5,660 square feet. Its units, confirmed to be condominiums, should average 1,247 square feet apiece. Brooklyn-based firms Kora Developers and BK Developers are behind the project. Igor Zaslavskiy’s Brooklyn-based architecture firm Zproekt is the architect of record. The 2,504-square-foot site is currently occupied by a single-story garage, although demolition permits have not been filed. The Prospect Avenue stop on the R train is four blocks away.

Five-Story, Five-Unit Residential Project Planned At 535 20th Street, South Slope

Miller Realty Associates has filed applications for a five-story, five-unit residential building at 353 20th Street, in South Slope. The project will measure 8,297 square feet and its full-floor units should average 1,263 square feet apiece, which means condominiums are likley in the works. TriBeCa-based Kutnicki Bernstein Architects is the architect of record. The 31-foot-wide, 3,175-square-foot property is occupied by a two-story townhouse. Demolition permits have not been filed. The 15th Street-Prospect Park stop on the F and G trains is seven blocks away.

Reveal for 11-Story, 73-Unit Mixed-Use Building Planned at 609 Fourth Avenue, South Slope

A rendering has been revealed of the 11-story, 73-unit mixed-use building planned at 609 Fourth Avenue, located on the corner of 18th Street in South Slope. Recently filed new building applications indicate the project will encompass 93,050 square feet. It will include 4,960 square feet of ground-floor retail space. The residential units above should average 785 square feet apiece, indicative of rental apartments. CGI Strategies is the developer and Issac & Stern Architects is behind the design, DNAinfo reported. The 12,520-square-foot assemblage currently consists of three three-story townhouses along Fourth Avenue, a single-story commercial building on the corner, and a small vacant lot along 18th Street. Demolition permits were filed earlier this year. The Prospect Avenue stop on the R train is two blocks away.

Property owner Shultz Lael, doing business as an anonymous Brooklyn-based LLC, has filed applications for a four-story, two-unit residential building at 262 18th Street, in South Slope. The project will measure 5,569 square feet. It will host a single apartment on the ground floor, followed by a second, townhouse-style apartment across the upper three floors. A single, enclosed parking space is included in the filing. Akeeb B. Shekoni’s Jamaica-based Askon Architects is the architect of record. The 28-foot-wide, 2,800-square-foot lot is currently occupied by a three-story townhouse. Demolition permits have not been filed. The Prospect Avenue stop on the R train is located four blocks away.

Property owner Jack Cheng, doing business as an anonymous Brooklyn-based LLC, has filed applications for a four-story, four-unit residential building at 100 16th Street, in South Slope, located a block north of the Prospect Avenue stop on the R train. The structure will measure a total of 6,538 square feet and its residential units should average a spacious 1,280 square feet apiece, indicative of condominiums. There will be one unit per floor, although the fourth-floor unit will feature additional space in a penthouse level. Shi Ming Tam’s Borough Park-based firm is the architect of record. The 20-foot-wide, 2,562-square-foot lot is currently occupied by a two-story townhouse. Permits to demolish it have not yet been filed.

Five-Story, Eight-Unit Mixed-Use Building Filed At 578 Fifth Avenue, South Slope

Brooklyn-based Eight & Eight Development has filed applications for a five-story, eight-unit mixed-use building at 578 Fifth Avenue, in South Slope, located around the block from the Prospect Avenue stop on the R train. The new building will encompass 10,726 square feet and will include 1,549 square feet of retail space across the ground floor and part of the cellar. Floors two through five will contain two residential units each. The apartments should average 740 square feet apiece, which means rental units are likely in the works. Lower Manhattan-based Chi F. Lau Architect is the architect of record. Demolition permits were filed in June of 2015 for the site’s existing two-story, 25-foot-wide commercial building.
