Three-Story, Eight-Unit Mixed-Use Building Planned at 360 Van Duzer Street, Stapleton

Staten Island-based Vanduzer Development has filed applications for a three-story, eight-unit mixed-use building at 360 Van Duzer Street, in Stapleton, located three blocks from the neighborhood’s Staten Island Railway station. The structure will measure 14,784 square feet. The project will include 3,123 square feet of commercial-retail space on the ground and cellar levels. There will be eight residential units above, averaging 956 square feet apiece, which means family-sized rental apartments or possibly condominiums are in the works. Igor Zaslavskiy’s Brooklyn-based Zproekt Architecture is the architect of record. The 65-foot-wide, 13,000-square-foot lot was occupied by a burnt-out house until is was demolished earlier this spring.

Four-Story, 13-Unit Residential Project Filed at 77 Thompson Street, Stapleton

Staten Island-based M&B Construction has filed applications for a four-story, 13-unit residential building at 77 Thompson Street, in Stapleton, located three blocks from the neighborhood’s Staten Island Railway station. The structure will encompass 10,920 square feet and its residential units should average 646 square feet apiece, indicative of rental apartments. Each floor will host between two and four apartments, and there will be a four-car garage located in the building’s cellar. Anthony Scaglione’s Staten Island-based architecture firm is the architect of record. The 42-foot-wide, 4,220-square-foot lot is currently vacant.

Staten Island may be New York City’s slowest-growing borough, but its two most accessible neighborhoods, Stapleton and St. George, are getting thousands of new apartments in the next few years. And now another development is about to join the residential boom in Stapleton. Applications were filed yesterday for a seven-story mixed-use building at 41 Prospect Street, on the corner of Bay Street.

Three-Story, Two-Unit Residential Project Planned At 94 Broad Street, Stapleton

Staten Island-based Cee-Jay Real Estate Development has filed applications for a three-story, two-unit residential building at the vacant lot of 94 Broad Street, in Stapleton. Located four blocks south of the neighborhood’s SIRR station, the building will measure just 1,951 square feet, which means units will average 975 square feet. Stanley Krebushevski’s SMK Architect is the applicant of record. A single-family building was previously proposed in 2009 but never built.
