Six-Story, Eight-Unit Residential Project Planned at 585 Union Avenue, Williamsburg

The Kraus Organization has filed applications for a six-story, eight-unit residential building at 585 Union Avenue, in northern Williamsburg. The project will measure 12,135 square feet and its residential units should average 1,337 square feet apiece, indicative of condominiums. All of the apartments will come with private balconies, although the top-floor units will also feature space in an upper penthouse level and a private roof terrace. Amenities include private residential storage space and a single automobile parking space. Anthony Morena’s Midtown South-based Mortar ARCH + DEV is the architect of record. The 40-foot-wide assemblage, at 585-587 Union Avenue, is currently occupied by two two-story townhouses. Demolition permit were filed earlier this month. The Lorimer Street/Metropolitan Avenue stop on the G and L trains is six blocks away.

Mixed-Use Commercial Conversion Underway at Three-Story, 35,000-Square-Foot Industrial Building, 199 Cook Street, East Williamsburg

The Mann Group is currently converting the three-story, 35,000-square-foot former industrial building at 199 Cook Street, on the southern end of East Williamsburg, into a mixed-use commercial building, Commercial Observer reports. The ground floor will host retail space, followed by office space on part of the cellar level and the entire second and third floors. Additionally, a 3,000-square-foot restaurant will be located in the cellar. The commercial spaces will break down into five artist’s galleries and 28 office units. The structure will be topped by a rooftop lounge. Syndicate Architecture is behind the conversion’s design and completion is expected in early 2017. The property was acquired for $6 million in 2013.

Reveal for Six-Story, 10-Unit Residential Building Planned at 83 Humboldt Street, Williamsburg

A rendering has surfaced of the planned six-story, 10-unit residential project at 83 Humboldt Street, in southern Williamsburg. The rendering is courtesy of Brooklyn-based Beam Group, the project’s design architect. The latest building permits indicate the project will measure 7,586 square feet. Its residential units should average 758 square feet apiece, indicative of rental apartments. Amenities include a 301-square-foot recreation space on the ground floor and a rooftop terrace. Yoel Berkovitz, doing business as an anonymous Brooklyn-based LLC, is the developer. Joseph A. Mucciolo’s Wantagh, N.Y.-based architectural firm is the architect of record. The 26-foot-wide, 2,558-square-foot property’s single-story predecessor was demolished in late 2014. The site is five blocks from the Flushing Avenue stop on the J and M trains.
