Four-Story, Eight-Unit Residential Building Coming To 95 Ainslie Street, Williamsburg

Property owner Idan Shitrit, doing business as an anonymous LLC, has filed applications for a four-story, eight-unit residential building at 95 Ainslie Street, in central Williamsburg, located two blocks from subway stops on either the G or L trains. The project will measure 8,152 square feet in total, which works out to units averaging 1,019 square feet apiece. Four of the units will be duplexes, and two of the duplex units will be span the fourth floor as well as a fifth-floor penthouse. Garment District-based Murat Mutlu is the architect of record. Demolition permits were filed in November to remove the existing two-story, multi-family building.

Boaz Gilad’s Brookland Capital is developing projects from Williamsburg to Flatbush, but now they’re venturing out to the edge of gentrified Brooklyn with a six-story development in Ocean Hill, in eastern Bed-Stuy. New building applications surfaced earlier today for the building at 15 Somers Street, right next to Fulton Street and the Rockaway Avenue stop on the C train.

Five-Story, 10-Unit Residential Building Filed At 37 Montrose Avenue, Williamsburg

Chaverim Realty Corp. has filed applications for a five-story, 10-unit residential building at 37 Montrose Avenue, in southern Williamsburg, three blocks north of the Lorimer Street stop on the J and M trains. The structure will measure 7,435 square feet, which means units will average a rental-sized 744 square feet apiece. The project will also feature 320 square feet of rooftop recreation space. Boaz Golani’s Bronx-based BMG Design Build is the applicant of record, and the existing single-story warehouse was filed for demolition this past October.
