Williamsburg-based BL Realty has filed applications for a four-story, eight-unit residential building at 182 Jefferson Street, in northern Bushwick, five blocks north of the M train’s stop at Central Avenue. The building will total 6,468 square feet, and units will average 809 square feet apiece, with a fourth floor residence that extends to a “fifth-floor” penthouse. Rego Park-based Diego Aguilera is the architect of record, and an existing recessed two-story house must first be demolished.

Joel John, doing business as Bushwick Powers, LLC, has filed applications for a six-story, 20-unit residential building at 70 Bushwick Avenue, in eastern Williamsburg, a block away from the Grand Street stop on the L train. The building will measure 13,657 square feet, and units will average a rental-sized 683 square feet apiece. Queens Village-based Julien Flander is the architect of record. The L-shaped assemblage will require the demolition of a single-story warehouse on the corner lot and a two-story house at 215 Powers Street.

Office and Retail Conversion Slated for Bushwick Warehouse, 455 Jefferson Street

The East Williamsburg-Bushwick industrial zone is slowly transitioning from a no man’s land around the heavily polluted Newtown Creek to a mixed-use neighborhood complete with hotels, nightclubs and retail. Near the Jefferson Street L stop, the Bushwick Collective mural project has hastened gentrification by beautifying several barren blocks with the work of dozens of street artists.
