The Azimuth Development Group is planning an expansive mixed-use project at 1755 Watson Avenue, between Rosedale Avenue and Commonwealth Avenue, in the Soundview section of the Bronx. The 250,000-square-foot building will house 250 mixed-income residential units, plus 20,000 square feet of retail space. With the residential units spread across 230,000 square feet, that means units averaging about 920 square feet. Aufgang Architects is the designer.
A sizable development site is up for grabs at the corner of Third Avenue and 81st Street in Bay Ridge, along the bustling commercial corridor of the South Brooklyn neighborhood. The parking lot at 8111 Third Avenue could accommodate a 22,000-square-foot building with retail, medical offices, apartments, or some combination of the three.
A former nursing home campus at 123 Linden Boulevard in Flatbush may grow a 20-story residential building with community facilities. The developer has filed another round of building applications and dramatically scaled up the size of the project, which started out as a seven-story, 57-unit apartment building.
At 42-60 Crescent Street, the 10-story, 37-unit Factory House is inching closer to its 2016 completion. The one- to four-bedroom, 626 to 2,102 square-foot condominiums are available for anywhere between $670,000 and $1.35 million. Rising Developers Group serves as both the designer and the developer, while Douglas Elliman is handling sales and marketing.
Ofer Prager has filed applications for a four-story, eight-unit residential building at 1528 Bergen Street, in eastern Crown Heights, six blocks south of the A and C trains’ stop at Utica Avenue. The building will measure 6,609 square feet in total, which means units will average 826 square feet apiece. One of the units on the fourth floor will also include a fifth-floor penthouse, according to the Schedule A. Forest Hills-based Arc Architecture + Design Studio is the architect of record, and permits were filed in October to demolish an existing single-story house. This isn’t the day’s first news from Ofer Prager, as another project is planned at 1545 Bergen Street.
