Five-Story, 30-Unit Residential Building Proposed at 23 Cornelison Avenue, Jersey City

Secaucus, N.J.-based Tovaste Management has been selected to propose development plans at 23 Cornelison Avenue, a vacant, city-owned plot located in Jersey City’s Bergen Hill section. The Jersey City Redevelopment Agency (JCRA) selected the developer in January, Jersey Digs reported. Tovaste is currently proposing a five-story, 30-unit residential project that would include 21 off-street parking spaces. The developer has roughly three more months to complete negotiations with the JCRA.

Approval Granted For Six-Story, 77-Unit Residential Project At 1 Dekalb Avenue, White Plains

The White Plains Common Council has approved the six-story, 77-unit residential building proposed at 1 Dekalb Avenue, located on the corner of Maple Avenue in downtown White Plains. The project’s apartments will be rentals, of which 22 percent, or 17 units, will rent at below-market rates to families making 80 percent of the Area Median Income, the Journal News reported. There will also be a 10,000-square-foot public green space and a two-story, 103-car underground parking garage.

An Upper West Side-based property owner has filed applications for a four-story, eight-unit residential project at 102 Somers Street, in Ocean Hill. The new building will measure 8,140 square feet and its residential units should average 701 square feet apiece, indicative of rental apartments. There will be two apartments across the ground floor and associated mezzanine level, followed by two apartments on each of the second and third floors, and two more apartments across the fourth floor and associated upper mezzanine level. Gerald J. Caliendo’s Briarwood-based firm is the architect of record. The 1,875-square-foot plot is vacant.

An anonymous College Point-based LLC has filed applications for a three-story, two-unit mixed-use building at 18-15 College Point Boulevard, in College Point. The project will measure 5,000 square feet. There will be 1,055 square feet of retail and 950 square feet of medical office space on the ground floor. The two floors above will contain two full-floor residential units. The apartments should average a family-sized 1,473 square feet apiece. Benjamin B. Lam’s Queens-based Lam & Lam Engineering is the applicant of record. The 2,500-square-foot plot was occupied by a three-story building until August of last year, when a fire forced the structure to be demolished.
