Property owner Leon Chang has filed applications for a three-story, two-unit residential building at 2372 Boynton Place, in southern Gravesend, located a block from the Avenue X stop on the F train. The new building will encompass 4,500 square feet and will boast 3,873 square feet of residential space. One apartment will span the ground floor and the second will take up the second and third floors. If residential space is divided as such, the ground floor unit will measure 1,290 square feet and the second unit will measure a spacious 2,583 square feet. Jung Wor Chin Architect is the architect of record. The 25-foot-wide lot is currently occupied by a two-story, single-family, wood-framed structure. Demolition permits have already be filed to raze it.
Back March of 2014, plans for a two-story, 4,570-square-foot commercial building were revealed at 47 Prince Street, on the corner of Mulberry Street in NoLIta. Now, Bowery Boogie reports the building is complete and construction fencing around the structure has been disassembled. The 25-foot-tall building will boast 2,450 square feet of commercial space for a restaurant. In addition to the ground floor, the eventual restaurant will also operate on a mezzanine level (which reads as the building’s second story). The kitchen, as well as bathrooms and storage space, will be located in the cellar. Neil Bender, doing business as an anonymous LLC, is the developer and Richard Pierce’s Terjesen Associate Architects is the architect of record. Perviously, Gene Kaufman was the designer, although filings reveal he was replaced.
Back in November of 2015, new details and renderings surfaced of the planned 12-story, 49-unit residential building at 160 Leroy Street, in the West Village, and YIMBY can now report that excavation is underway, as seen in a photo by Tectonic. Developers Ian Schrager, Vector Group, and Carlton Group secured $265 million in financing last month for the 184,935-square-foot project. The condominium units will average a very spacious 2,874 square feet apiece, with units ranging from 1,100 square feet to a 12,000-square-foot penthouse, and amenities include landscaped courtyards and gardens, a 70-foot swimming pool and spa, an entertainment lounge, a kids clubhouse, a gym, and an 834-square-foot restaurant. Herzog & de Meuron is the design architect, S9 Architecture & Engineering is serving as the architect of record, and Christian Liaigre is responsible for the interiors. Completion is expected in 2017.
Property owner Stelios Banagos, head of Bay Restoration Corp. but doing business as an anonymous LLC, has filed applications for six small mixed-use buildings at 106-02 – 106-14 Astoria Boulevard, located between 106th and 107th Streets, in East Elmhurst. The buildings will stand three stories in height and will contain two residential units each, although size of the buildings will vary between 4,500 and 6,700 square feet apiece. The residential and commercial square-footage figures for each building are not entirely clear, although it appears across the entire development 6,227 square feet of ground-floor retail space and 12,379 square feet of residential space is planned. That means full-floor residential units will average 1,032 square feet apiece. Midtown-based Node Engineering & Consulting is the applicant of record. Three existing wood-framed houses must first be demolished. Demolition permits are currently on file.
Among the numerous hulking eyesores in New York City, Two Penn Plaza manages to make a particularly negative impact, and its placement above Penn Station helps cement the latter’s status as an architectural failure. But now we have a first look at plans to transform the structure completely, created by Bjarke Ingels Group/BIG for developer Vornado.
