YIMBY’s 2023 Construction Report Reveals 60 Percent Rise in Filings Over Previous Year

According to the cumulative data for permit filings for new construction in New York City in 2022, the Big Apple’s construction scene has some rather positive numbers to report. The data from the Department of Buildings shows that, over the course of the year, the city’s developers filed for a total of 3,225 new buildings, a 60 percent increase over last year’s tally of 2,017 permits. The total volume of new filed-for floor space also rose from 53 million square feet in 2021 to 66 million square feet in 2022. YIMBY’s 2022 Q4 Report Shows a Surge of New Housing Filings with 13,030 Units Filed from October through December

The fourth-quarter numbers for New York City’s construction filings are in, and YIMBY is excited to report that the overall figures from October through December dramatically outpace those from the previous quarter. Although the total number of new building filings is slightly down, dipping from 768 in Q3 to 738 in Q4, the number of residential and hotel unit filings surged from 7,217 in Q3 to 13,030 in Q4. Similarly, the total filed-for floor area effectively doubled, rising from 10.6 million square feet in Q3 to 20.3 million square feet in Q4. In effect, not only has the size of the average filing become twice as large during the period, but it also increased in height from an average of 3.2 in Q3 to 4.1 in Q4. Work Progressing on Crown Building’s Conversion Into Aman New York at 730 Fifth Avenue in Midtown

Work is progressing on the addition and partial residential conversion of the 99-year old Crown Building at 730 Fifth Avenue. Originally designed by Warren and Wetmore, the 26-story structure has a rich history that includes serving as the original home of the Museum of Modern Art. The current transformation into Aman New York, a mixed-use hotel and residential property, is designed by Jean-Michel Gathy and is being developed by OKO Group. Renderings released last fall reveal the interiors of the building, which will house the Aman hotel from floors four through 24. The 22 condominiums are planned to span 95,000 square feet, for an average of more than 4,300 square feet apiece. Douglas Elliman Development Marketing is handling sales of the 22 condominiums.

Central Park Tower is finally starting to stick out in Manhattan’s skyline. The building, located at 217 West 57th Street, has been obscured up until now by its immediate neighbor and the near-supertall tower, 220 Central Park South. Most significant to this update is CPT is finally reaching supertall status, i.e. 984 feet (300m) above ground. Extell Development Company and the Shanghai Municipal Investment Group are behind the project.

Supertall office towers are nearing a dime a dozen in Hudson Yards, with 30 Hudson Yards already passing the 984-foot mark, and 1 Manhattan West, The Spiral, and 50 Hudson Yards set to eclipse it over the next few years.
