16-Story, 522-Unit Mixed-Use Building Tops Out at Domino Sugar’s 325 Kent Avenue, Williamsburg

Construction has topped out on the 16-story, 522-unit mixed-use building under development at 325 Kent Avenue, located between South 3rd and 4th streets in western Williamsburg. The building’s roof stands 170 feet above street level, although the additional height from the bulkhead isn’t specified in documents. The structure measures 401,246 square feet. There will be 9,378 square feet of retail on parts of the ground and second floors. The residential units should average 712 square feet and twenty percent (105 units) will rent at below market rates through the housing lottery. The project is the first building to top out within the five-building Domino Sugar Refinery mega-development. Two Trees Management Company is the developer. SHoP Architects is the design architect and Ismael Leyva Architects is the executive architect. Completion is anticipated next year.

The project, to rise 43 feet in height, will host 4,250 square feet of commercial space across the ground and second floors. There will be storage space in the cellar. Midtown East-based Kenneth Park Architects is the architect of record. The 25-foot-wide, 2,500-square-foot lot is vacant. It currently connects to another vacant lot on the other side of the block, although the new building will be restricted to the 6th Street side.

Five-Story, Seven-Unit Mixed-Use Building Planned at 72 South 2nd Street, Williamsburg

Brooklyn-based developer Brooklyn Boss has filed applications for a five-story, seven-unit mixed-use building at 72 South 2nd Street, located on the corner of Wythe Avenue, in western Williamsburg. The project will measure 13,720 square feet. It will host 3,750 square feet of medical offices on the ground floor, followed by residential units above. The apartments should average 1,160 square feet apiece, indicative of condominiums. Haworth, N.J.-based T.F. Cusanelli & Filletti Architects is the architect of record. The 50-foot-wide, 3,750-square-foot assemblage is occupied by three- and two-story structures. The new building will be built around the three-story structure on the corner. The Bedford Avenue station on the L train is a little more than 10 minutes away.

Staten Island-based WB Development has filed applications for a four-story, seven-unit residential building at 183 Devoe Street, in central Williamsburg. The project will measure 6,407 square feet and its residential units should average 657 square feet apiece, indicative of rental apartments. The structure will be topped by a roof deck. Nicholas Scire-Chianetta’s Brooklyn-based NSC Architecture is the architect of record. The 23-foot-wide, 2,300-square-foot property is currently occupied by a two-story townhouse. Demolition permits haven’t been filed. The Graham Avenue stop on the L train is located around the block.

Investmates Real Estate is putting the finishing touches on four two-family townhouses as 127-131 South 1st Street, not far from the Williamsburg Bridge or the restaurants and shops along the waterfront.
