Construction is nearing completion on Beach Channel Apartments, an eight-story affordable housing building at 13-12 Beach Channel Drive in Far Rockaway, Queens. Designed by Urban Architecture Initiatives (UAI) and developed by BRC and Camber Property Group, the structure is set to yield 147 affordable units and 100 shelter units with supportive services, as well as residential amenities and a 1,239-square-foot community facility on the ground floor. The property is located on an interior lot between Beach Channel Drive and Redfern Avenue.

Recent photographs show most of the exterior work finished, with some minor work still wrapping up on the parapet and around the ground floor, which remains blocked off by scaffolding and construction netting. The roadway, sidewalks, landscaping, and first-floor envelope are underway and should be finished in the coming months.

The exterior is composed of tan EIFS paneling surrounding a grid of large windows and gray and orange accenting, with black trim grouping the fenestration in three- to four-story rectangles. The ground floor is clad in gray brick, adding contrast to the appearance. Black cornices are in the process of lining the edges of the flat roof parapet and fifth-story setback.

The residential component of Beach Channel Apartments will consist of 125 studios, nine one-bedrooms, and 13 two-bedroom apartments. A total of 88 studios will be reserved for formerly homeless individuals, who will have access to on-site supportive services. The remaining units will be designated for households earning 30 to 60 percent of the area median income (AMI).

Amenity spaces will include a flexible community room for gatherings and events, a laundry room, bike storage, and social service programming space. Tenants will also have access to outdoor recreational spaces.

Construction is estimated to cost around $97 million and is being financed through Citibank, Freddie Mac, and the New York City Department of Housing Preservation and Development. Urban Architectural Initiatives designed the project in accordance to Enterprise Green Communities Standards and will include Energy Star appliances, water conserving fixtures, low-VOC finishes, coated windows, and above-grade insulation and roof coating materials.

13-12 Beach Channel Drive’s anticipated completion date is slated for November 2024, as noted on site.

Those apartments in the inside is so small kitchen and living room is together the rooms are a size of a closet my daughter live in one ceiling leaking toilet bowl get stop up those apartments buildings are crap so people beware what’s looking good it’s not build good two bedrooms $3700 the prices is straight rip off you be better off living in a old building
