Work on the formerly forlorn foundation of the Atelier II is finally picking up steam, with new rebar and digging evident on-site. Besides the obvious progress, new renderings of the tower’s design have also been posted on-site, indicating a shift in massing from the previous iteration, but no major changes. The tower takes ‘boxy’ to a new degree; though the design has some angles and minor detailing, the Atelier II will be, first and foremost, a vertical expression of extreme and necessary density.

The building, which has an official address of 605 West 42nd Street, has been through a long and arduous process of obtaining financing. With construction underway, the saga is finished, and the focus has finally shifted to watching the tower’s rise, and it will eventually stand nearly 700 feet tall. The developer is the Moinian Group.

With 1,100 units, the Atelier II will be one of the most prominent buildings on the far West Side; though the Silver Towers across the street are also quite tall, they lack the bulk that will be the Atelier II’s defining feature. Combined with the already-built Atelier, the two towers will have over 1,600 residential units; an impressive feat for new construction in New York, and an example of the scaling needed to bring market-rate prices down from their current astronomical levels.

Compared to its surroundings, the Atelier II has the benefit of location – at least in terms of views – as the development is north of 42nd Street. The Silver Towers are going to lose the vast majority of their northern views with 605 West 42nd Street’s rise, but residents of the Atelier complex will be in luck, as zoning is significantly less generous to the north of 42nd Street. As a book-end to both the 42nd Street corridor and the greater Midtown West re-zoning centered on the Hudson Yards, the prominence of the Atelier II is sure to pay-off long term, as northern vistas will remain unobstructed.
