150 East 23rd Street: Kent Chang of LKH 23rd LLC has filed applications for a 19-story and 52-unit building at 150 East 23rd Street, in Gramercy. Three existing structures must be demolished to make way for the ODA-designed development, which will also feature ground-floor retail.
Bronx:
755 Whittier Street: Survival Realty Associates has filed applications to “erect [a] one-story masonry ” warehouse of 5,064 square-feet at 755 Whittier Street in Hunts Point. Demolition of an existing two-story structure was approved in October.
Brooklyn:
198 Freeman Street: An anonymous LLC has filed applications to construct a four-story, four-unit residential building of 5,000 square-feet at 198 Freeman Street in Greenpoint. The lot has an existing two-story structure set back from the street; demolition permits have yet to be filed.
Queens:
112-51 Northern Boulevard: Eastern Emerald Group has filed permits for a 350,186 square-foot mixed-use building spanning the entire triangular block of 112-21 – 112-51 Northern Boulevard, in Corona. In December, Fleet Financial Group bought the development site for $17 million, although the firm then announced plans for a “25-story hotel and apartment complex.” New applications clock-in with 11 floors and 257 dwelling units.
85-17 56th Avenue: The property owner of 85-17 56th Avenue in Elmhurst has filed applications to construct a three-story, two-unit residential building of 2,054 square-feet; the lot is currently vacant.
101-23 92nd Street: TD Time Inc. has filed applications to construct a two-story, two-unit residential building of 1,872 square-feet at 101-23 92nd Street in Ozone Park. Plans fell through in 2008 when applications for a residential structure were disapproved and the market collapsed; the lot is currently vacant.
Staten Island:
533 Bay Street: Bay Street Housing LP has filed applications to construct a six-story, 67-unit residential building of 59,898 square-feet at 533-539 Bay Street in Stapleton. Demolition of the existing three-story building was approved last year; Aufgang Architects is designing.
