Commercial space will span nearly 4,000 square feet, while residences will occupy the rest; Lee Engineering is the architect of record.

5719 Preston CourtCharles Rawlins has filed applications to construct a single-story manufacturing structure of 6,148 feet at 5719 Preston Court, in East Flatbush; the “existing foundation and metal structure” will be preserved and built upon.

641 DeKalb AvenueAn anonymous LLC has filed applications to construct a five-story and eight-unit residential building of 5,515 square feet at the vacant lot of 641 DeKalb Avenue, in northern Bedford-Stuyvesant. An old three-story building was demolished in 1993; Issac & Stern are designing.

Queens:

23-67 31st StreetAn anonymous LLC has filed applications to construct a six-story and nine-unit building of 7,529 square feet at the vacant lot of 23-67 31st Street, in Ditmars Steinway; the site’s two-story predecessor was demolished in 2010. Designed by Propylaea Architecture, the ground floor will contain roughly 1,000 square feet of commercial space.

136-17 Carlton PlaceProperty owner Chen Chen has filed applications to construct a four-story and two-unit residential building of nearly 3,000 square feet at 136-17 Carlton Place, in Flushing; approval to demolish the existing two-story wood-framed structure was granted in March.

426 Beach 144th StreetThe owner of 426 Beach 144th Street — in Neponsit — has filed applications to construct a two-story, single-family abode of 2,000 square feet; demolition of the previous structure, damaged by Sandy, finished in July.

34 West 10th RoadThe owner of 34 West 10th Road — in Broad Channel — has filed applications to construct a two-story and single-unit residential building of 1,235 square feet; the existing, but damaged single-floor structure is being demolished.

Staten Island:

26 Sinclair AvenueThe owner of the vacant lot of 26 Sinclair Avenue — in Woodrow — has filed applications to construct a two-story and single-family abode of nearly 2,000 square feet.

1145 North Railroad AvenueJabe Contracting has filed applications to construct a two-story and nearly 1,500 square-foot commercial building at 1145 North Railroad Avenue, in Midland Beach; a single-story structure will need to be demolished before construction can start.
