Revealed: 43 & 45 Maujer Street

43 & 45 Maujer Street

Last month, we brought word of permits being filed for a pair of four-story buildings at 43 and 45 Maujer Street, in East Williamsburg.

And today, thanks to a tipster, we have a shot of the on-site rendering. The buildings will be made of a red brick darker than the cladding of adjacent structures, with a stone-faced base. The middle units on the top two floors will have Juliet balconies, and the façade will be punctured by what appear to be through-wall air conditioning units – a step down from the PTACs used on higher-priced rentals in the city.

A shot of the construction fencing also reveals a banner emblazoned with “Affordable Housing for New Yorkers,” along with the logo of the Department of Housing Preservation and Development, suggesting that the units will be let at below-market rates, and were financed through some sort of government program.

Each building will have seven rental apartments spread over 4,953 square feet of usable residential floorspace, and there will be no off-street parking provided, thanks to the structures’ small sizes. Kubersky Management is the developer, and Philip Toscano is the architect.
