Construction financing has been secured for 178 Montrose Avenue and 73 Meserole Street, two affordable housing buildings in Williamsburg, Brooklyn. Developed by Slate Property Group and RiseBoro Community Partnership, the structures will yield a combined 312 rental units, with 163 units at 178 Montrose Avenue and 149 units at 73 Meserole Street. An architect has yet to be publicly disclosed, and the total square footage and building heights have yet to be announced.
Both properties will reserve 60 percent of their units for formerly homeless individuals, with the remaining apartments offered at rents affordable to low-income households. Units will range from studios to three-bedroom configurations.
The buildings will be all-electric, with heat pump water heaters and cooling systems, and will adhere to Enterprise Green Communities Criteria. Upon completion, RiseBoro will own and operate both buildings.
The properties were purchased from Two Trees Management for $2, with Slate and RiseBoro agreeing to let the Jed Walentas-led firm retain the air rights, according to the buyers. The existing building at 73 Meserole Street is a four-story, eight-unit structure spanning 8,200 square feet, per city property records. The prior occupant of 178 Montrose Avenue has yet to be confirmed.
