In January, we brought you a rendering of (yet another) a Gene Kaufman-designed hotel in the Garment District, planned for 333 West 38th Street, between Eighth and Ninth Avenues.
Now, a new building permit application has been formally submitted, with more details on the project.
The 21-story hotel tower will have 79 rooms, divided over 28,000 square feet of usable commercial space, for an average unit size of about 350 square feet. The ground level will have, oddly enough, two rooms in addition to its lobby. Four rooms per floor will be packed into the 24-foot-wide lot from the second through 18th stories, and then three per floor from levels 19 through 21, topped by a rooftop deck.
The design will be a step up from the typical Garment District fare of the last market cycle, with no street wall-ruining setback on the ground floor. Instead, the building will wait until the sixth floor to step back from the street, in conformance with the Department of City Planning’s sky exposure plane rules (for all the gory details, see here).
The developer – Optima Real Estate, based out of a home in Windsor Terrace – picked up the lot in 2011. They paid $4.6 million for the land and its five-story tenement (or $163 per buildable square foot), before demolishing the old structure last year.
This single lot hotel may soon be joined by a much larger one down the street, closer to Ninth Avenue. There, prolific hotelier Sam Chang recently bought a large piece of land that can accommodate a structure of nearly 300,000 net square feet, or ten times the size of the Kaufman-designed building.
