2139 7th Avenue [Harlem+Bespoke]: Excavation has kicked-off at Alembic Development’s ten-story, 60-unit residential and community building of 62,600 square feet located at 2139 7th Avenue, in Harlem. Dubbed Harlem Dowling, the community facility will now span about 16,000 square feet, and Urban Quotient is designing.

178 Court Street [DNAinfo New York]: Developer Lonicera Partners, along with PKSB Architects, “plan to break ground within the first quarter of 2015” on a two-story, 8,200 square-foot commercial building located at the vacant lots of 176-178 Court Street, in Cobble Hill. The project is expected to take just nine months to complete.

27-05 41st Avenue [The Court Square Blog]: Excavation is on-hold at the site of a planned six-story, 44-unit residential and retail building of roughly 37,000 square feet at 27-05 41st Avenue, in Long Island City. The developer, River Bridge Tower LLC, anticipated a Winter 2014 completion date, and a revised timeline has yet to be announced.

347 Bowery [EV Grieve]: Demolition is currently underway on the three-story structure at 347 Bowery in the East Village, where Urban Muse is developing a 13-story, six-unit building of 22,751 square feet. Reportedly, the project “is still waiting for city approval,” and Annabelle Selldorf is designing.

1416 Franklin Avenue [DNAinfo New York]: PWB Management has plans to redevelop the property at 1416 Franklin Avenue, in Claremont, into a mixed-use building of 47,00 square feet, containing 38 residential units and a community facility. An existing two-story structure would be altered, and plans “go before Bronx Community Board 3” in late November.
