69-Unit Apartment Building Planned for 200 Linden Boulevard, Flatbush

An application was submitted earlier today to build an eight-story apartment building at 200 Linden Boulevard, in the Flatbush section of Brooklyn.

The building’s 69 units would be spread across 47,000 square feet of residential space, with nine or 10 apartments per floor above the ground level. This yields an average unit size of less than 700 square feet, and we suspect the apartments will be market-rate rentals, perhaps with a 20 percent below-market set-aside.

The developer is a nondescript LLC led by Barry Farkas, based in Borough Park. M Architecture, led by Charles Mallea, is listed as the designer.

The development site sits mid-block between Nostrand and Rogers avenues, a few blocks from the Church Avenue 2/5 stop and near the New York Avenue border with East Flatbush. The new build will rise in place of two single-family homes which traded hands in August for nearly $1.5 million (though no demolition permits have been filed), and appears to use air rights from an ornate late 19th century mansion that will, we hope, remain in place.
