The blocks around the Queensboro Bridge have seen some of the most dramatic development in Long Island City. Last week, we spotted plans for yet another new project in the works there at 41-41 24th Street, between the bridge and 41st Avenue.

Developer Louis Evangelista hopes to erect a 12-story residential building on a relatively small and narrow lot. New building applications call for 24 apartments across 19,851 square feet of residential space. Average units will weigh in at 827 square feet, which could be rentals or condos.

The 25-foot-wide structure will have only two units on each floor. The ground floor will host a 485-square-foot recreation space (probably a gym or a lounge), and there will be a 580-square-foot roof deck on the top floor. A second-floor apartment will come with a balcony.

There’s no parking, because none is required in Long Island City.

Karl Fischer will design the development. Permits list Evangelista, doing business as an LLC based a few blocks away on Crescent Street, as the owner. He picked up the property for $1,236,300 in 2011.

The 2,500-square-foot lot is home to a single-story warehouse, which does not yet have its demolition permits.

This block just north of the Queensboro is already crowded with new residential development. Worldwide Group recently wrapped construction on a 421-unit tower across the street, and Ciampa Organization completed its third Packard Square building at up the block a few years ago.

    Rockrose did not develop Packard Square buildings, Ciampa did.
