New development doesn’t come often to Manhattan Beach, a Russian and Jewish middle-class enclave that juts out into Sheepshead Bay on a peninsula in southern Brooklyn.
And the homes that do get built here are generally huge, single-family mansions that sell for millions of dollars. But a developer recently filed plans for a new apartment building at 51 West End Avenue, close to the border with Brighton Beach. Much of Manhattan Beach is zoned for one- and two-family homes, but this stretch of West End Avenue allows for much denser buildings.
The seven-story development would rise on a vacant lot between Shore Boulevard and Hampton Avenue, several blocks east of the Brighton Beach stop on the B and Q trains. It would have 23 apartments spread across 29,888 square feet of residential space. Average units would weigh in at 1,300 square feet, and we strongly suspect they’ll be condos.
The ground floor and cellar would have 9,600 square feet of medical offices, and each of the upper floors would accommodate three or four apartments.
There would also be a 12-car garage in the basement – the minimum required by zoning – and a shared roof terrace on the seventh floor.
The developer is the Manhattan Beach Jewish Center, which has a large building with a synagogue, yeshiva, and senior center across the street. The Center acquired the 10,000-square-foot lot for an undisclosed amount in 2003. They’ve hired Red Hook-based architect Harry Simino to handle the design.
