Permits have been filed by an anonymous LLC for a ten-story mixed-use building at 651 Fourth Avenue, in South Slope, Brooklyn. The site is four blocks away from the Prospect Avenue Subway Station, serviced by the D, N, R, and W trains. Across the street from the lot is the Al-Noor School, a private K-12 school of Islamic affiliations, serving 650 enrolled students. Greenwood Cemetery is also nearby, and Prospect Park is about a mile away.

The 107-foot tall structure will yield 34,680 square feet of space, with 2,270 square feet dedicated to commercial-retail, 32,160 square feet for residential use, and the remaining 450 square feet to be used by a small healthcare facility.

Both the ambulatory space and retail stores will be on the first floor. There will be an accessory fitness center in the cellar, along with storage space for 17 bicycles. Residents will live on all floors above the second. The 34 apartments will average 946 square feet apiece, indicative of condominiums.

Fischer & Makooi Architects will be responsible for the design.

Demolition permits have not been filed for the existing auto repair shop, and an estimated completion date is not yet known.

There is no entrance fee to your reading.

  2. There is no W train in Brooklyn.

  3. 34 units with no planned auto parking just bikes. Doesn’t sound like a plan.

Isn’t this the lot where the Hasid kid’s torso was unloaded some years back?

What does the private school and student numbers have to do with the development itself?
