Reveal & Construction Update for 25-16 37th Avenue, aka The Smyth, Dutch Kills, Queens

Today YIMBY has both the reveal, and a construction update on 25-16 37th Avenue, aka ‘The Smyth,’ in Long Island City’s Dutch Kills neighborhood. Excavation is nearly complete, and foundation work is expected to begin shortly.

The 70-foot tall structure will yield 75,000 square feet in total, with 33,000 square feet dedicated to residential use and 12,800 square feet for retail use. The lot will have the capacity for 32 vehicles, 21 below ground, five on the first floor, and six on the second floor.

Retail will populate the rest of floors one and two. Floors three through seven will have 41 condominiums with an average size of 800 square feet. Residents will have access to a fitness center, among other amenities.

The design by Brent M. Porter & Associates takes influence from the manufacturing history of Long Island City. Large windows and traditionally colored masonry on top of two stories of dark metal produce a blend of modern boldness and industrial grit. The rendering shows twenty balconies and a shared open rooftop terrace on the seventh floor.

D.A. Development Group and JBL Development group are responsible for the project.

Completion is expected in 2018.

  3. This is ASTORIA….Dutch Kills is a name that you hipsters came up with

    • Thats not true at all.
      “Dutch Kills was a hamlet, named for its navigable tributary of Newtown Creek, that occupied what today is centrally Queensboro Plaza. Dutch Kills was an important road hub during the American Revolutionary War, and the site of a British Army garrison from 1776 to 1783. The area supported farms during the 19th century. The canalization of Newtown Creek and the Kills at the end of the 19th century intensified industrial development of the area, which prospered until the middle of the 20th century. The neighborhood is currently undergoing a massive rezoning of mixed residential and commercial properties.”

    • Also the school across the street is Dutch Kills school, attached to Dutch Kills Park. Dont go blaming hipsters when you just aren’t aware of the history of that part of LIC (also Astoria’s Southern boundary is further north)
