Renderings are out for 649 Grand Street, a six-story mixed-use building coming to Williamsburg, Brooklyn. The site is six blocks away from the Lorimer Street Subway Station, serviced by the L trains. It will be on a busy street in the neighborhood, with several bars and restaurants nearby. Two Kings Company is responsible for development.

The rendering reveals a two-tone brick pattern and black metal on the façade, with five terraces facing the street. The ground-floor retail space will have floor-to-ceiling windows and signage identical in style to the building’s existing storefronts.

The 65-foot tall structure will yield 8,580 square feet of space, with 8,080 square feet dedicated to the residential use and 500 square feet for commercial-retail use. 10 apartment units will be created, averaging 808 square feet apiece, indicating rentals. The extant structure was a three-story townhouse with retail and two apartments averaging 1,000 square feet apiece, making this new development a significantly better utilization of space for the neighborhood.

Architect Aaron Machlis and designer Joshua Felix of Beam Group are responsible for the design.

The new building permit was approved in March of this year, and the estimated completion date has not been announced.

  2. it’s a better use of land but a shame that this building has historic character, while so many others on grand street, like it’s neighbor 2 doors down, are much more suitable for the wrecking ball.
