Permits have been filed for a seven-story mixed-use building at 146-15 Northern Boulevard, in Murray Hill, Queens. The site is five blocks away from the Murray Hill train station, serviced by the Port Washington line of the LIRR. The Main Street Subway Station is also ten blocks away, the last stop in Queens for the 7 train. Fuzhou Development will be responsible for the project.
The 70-foot tall structure will yield 59,560 square feet of space, with 8,530 square feet dedicated to educational use in the second floor, 6,590 square feet for commercial-retail use in the cellar, and 22,820 square feet for residential use. A fully attending parking garage will occupy the cellar space, with capacity for 39 vehicles.
34 apartments will be created, averaging 670 square feet apiece, indicating rentals. Tenants will have outdoor recreational space available on the third floor and rooftop.
Ang & Ang Architects Studio will be responsible for the design.

Demolition permits have been filed for the existing garage in October 2017. The estimated completion date has not been announced. The project will likely be developed off the street, and in the back of the lot, as detailed in the zoning map pictured above.
