Permits have been filed for a two-story residential building at 173 Marine Street, in City Island, The Bronx. The island houses a population of roughly 4,400 people, located in the western end of the Long Island Sound. The project will be built in conjunction with 174 Marine Street, covered by YIMBY last week. The structures will fill up a large plot of land at the end of Marine Street, most of which is obscured from Google Street view by greenery. Cosmo Marfione of Newbanks Inc. is listed as responsible for the development.

The two 35-foot tall structures will yield a combined 68,170 square feet, with 39,380 square feet dedicated to residential use. 32 apartments will be created, averaging 1,230 square feet apiece, indicating condominiums.

Twenty units will be duplexes, with the remaining 12 having single-floor layouts. The site will have space for bicycle parking and capacity for parking 92 vehicles. Tenants will have access to a gymnasium, lobby, laundry room, recreational space in the cellar of 173 Marine Street, and rooftop pools and terraces on both structures.

Andrew Fredmen Architect is listed as responsible for the design.

Demolition permits for the existing structure was filed in January of 2014. The estimated completion date has not been announced.
