Permits originally filed for 217 East 119th Street in East Harlem have been scrapped for a larger residential structure with both a new developer and design architect. Located on a vacant, interior lot between 2nd and 3rd Avenues, the eight-story building will contain over 28,000 square feet of residential area and a total of 45 units.
At just over 620 square feet apiece, rental units are most likely upon completion.

Interesting development. Not sure how you go from 32 to 45 units with only a 2000 sq ft increase, unless they decided to go from condos to rentals and hence, lessening the overall square footage of each residential unit.
