Located in College Point, the northeastern boundary of Queens, a new four-story, mixed-use structure will take shape at 21-06 College Point Boulevard. Designed by Dezhang Fang of Fang Architects, the building will contain residential, commercial, enclosed parking, and community oriented areas following the demolition of an existing one-story structure.
Residential units comprise the majority of the property and account for 16,367 square feet, in total. At just under 910 square feet each, the 18 residential units will most likely list as rentals.
The commercial area will account for 6,734 square feet, with an additional 1,035 square feet dedicated to an unspecified community facility.
Permits also call for an adjacent enclosed parking structure that will accommodate 17 vehicles.
Altogether, usable building area will weigh in at 24,136 square feet.
The L-shaped lot and future building are under development by Xuegui Jiang within the entity 21-02 USA LLC.
