Six-Story Building Coming to 465 West 163rd Street, Washington Heights

On a vacant lot just South of Columbia Presbyterian Hospital and Yeshiva University, 465 West 163rd Street will soon rise six stories, in Washington Heights, Manhattan.

The new building will contain 10,728 square feet of residential area spread among 16 individual units. At just over 670 square feet apiece, rentals are most likely.

In February 2018, Ariel Property Advisors announced the sale of the property for $1.49 million. Permits filed list Jason Chen as the current property owner, under the entity 465 Development Group. No architect is mentioned in current filings.

  2. The math doesn’t add up: 6 stories @ 2 units per floor = 12 apartments. Where are the other 4 units coming from? Put 2 on the basement level, and you’re still 2 units short. I think the building will actually be 7 stories.
