Permits have been filed for a seven-story mixed-use building at 23-09 Broadway in Astoria, Queens. The site is five blocks away from the Broadway subway station, serviced by the N and W trains. Gentian Shyti is listed as responsible for the development.
The 70-foot tall structure will yield 15,550 square feet with 10,030 square feet dedicated to residential use, and 1,600 square feet for ground floor retail. Ten apartments will be created, averaging 1,000 square feet apiece, indicating condominiums. Residents will have access to the fitness center, lobby, recreational room on the ground floor and rooftop, with a connecting top-floor terrace. Two duplex units will be included, with the first between floors five and six, and the second divided between floors six and seven.
Ndkazalas Architecture will be responsible for the design.
Demolition permits have not been filed yet, and the estimated completion date has not been announced.
