New York City’s Department of Housing Preservation and the Department of Social Services has officially selected development partners to transform the historic Greenpoint Hospital site into an affordable housing block. In total, the Greenpoint Hospital campus measures 3.4 acres with a total of eight, mostly vacant structures.
Located at 288 Jackson Street, this portion of redevelopment includes the conversion of two long-vacant structures for permanently affordable housing, recreational, and community use. The Hudson Companies will help develop the property in collaboration with Project Renewal, a non-profit organization that works with homeless families and individuals. Magnusson Architecture and Planning is credited as architect of record.
Phase one of the conversion will establish 267 residential units for low income households and a 200-bed shelter. Phase two involves the adaptive reuse of the main hospital building for 109 units of senior housing and 136 low-income apartments.
In total, the development measures 146,100 square feet. Almost 22,000 square feet will be dedicated to community services including a career center, flexible lounge and meeting area, a cafe.

“The activation of the long-shuttered Greenpoint Hospital campus has been a goal of my administration, dating back to a housing report four years ago that highlighted the site’s potential to deliver much-needed affordability for the neighborhood,” said Brooklyn Borough President Eric Adams. “I applaud HPD for delivering on this transformation, and I thank Hudson Companies, Project Renewal, and particularly St. Nicks Alliance — for whom this project has long been a priority — for working together to bring this development to life. It is a great day when we can advance new affordable housing opportunities in Brooklyn, especially for seniors and our neighbors in need.”
The city expects construction to begin in 2021.
