The affordable housing lottery has launched for 20 and 30 Halletts Point, a pair of residential towers at 2602 1st Street in Astoria, Queens. Designed by Handel Architects and developed by the Durst Organization, the structures yield 647 residences. Available on NYC Housing Connect are 31 units for residents at 120 percent of the area median income (AMI), ranging in eligible income from $72,000 to $167,570.
Amenities include a pool, sun lounges, barbecue grills, and outdoor dining areas. Inside, residents have access to a fitness center with a yoga studio, boxing studio, cardio training area, and strength training equipment. There is also a game room, multi-sport room, screening room, children’s playroom, coworking space, and recording studio. Units feature floor-to-ceiling windows, FSC-certified light oak wood flooring, quartz countertops, washers and dryers, and smart thermostats for heating and cooling. Tenants are not responsible for utilities. Rent includes electricity, electric stove, hot water, and heat.
At 130 percent of the AMI, there are ten studios with a monthly rent of $3,261 for incomes ranging from $111,806 to $149,160; 11 one-bedrooms with a monthly rent of $3,495 for incomes ranging from $119,829 to $167,760; and 20 two-bedrooms with a monthly rent of $4,194 for incomes ranging from $143,795 to $201,240.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than May 16, 2025.
