J. Pilla Group has filed rezoning proposals to facilitate the construction of a new, mixed-use building in The Bronx. Located at 2712 Williamsbridge Road, the 9-story development would occupy two adjacent lots to support residential, office, and parking components.
If approved, zoning amendments would affect the surrounding Allerton neighborhood and could induce further developments of similar density. Approvals would immediately effect a one-story residential apartment, an office building, storage properties, and garage structures that currently occupy the build site.
From the ground up, the building would contain one cellar level, 4,825 square feet of first floor office space, residences on the second through eighth floors measuring 33,887 square feet, along with a roof terrace and fitness amenities on the ninth floor. In total, the structure would comprise 38,712 square feet.
The existing design separates frontage on Colden Avenue for residential tenants and along Williamsbridge Road for office tenants. Along Colden Avenue, the structure would be set back 50 feet and incorporate a 75-foot base.
A parking structure on an adjacent lot would comprise 1,350 square feet.
The developer estimates 16 to 20 months of construction and full completion by 2021 if the city permits the zoning amendments.
