Permits have been filed for a four-story residential building at 53 East 51st Street in East Flatbush, Brooklyn. Located between Remsen Avenue and Rutland Road, the interior site is situated close to the major thoroughfare of Utica Avenue. The lot is also about five blocks south of the Lincoln Terrace / Arthur S. Somers Park. Less than eight blocks north is the Utica Avenue subway station, serviced by the 2, 3, and 4 trains. Ben Weiss of East 51 Enterprise LLC is listed as the owner behind the applications.
The proposed building will yield 4,410 square feet, with 4,203 square feet dedicated to residential space. Six rental units will be created, averaging 700 square feet each in the 44-foot tall structure. The masonry-based structure will also have a 36 foot long rear yard.
Brooklyn-based Oleg Ruditser of Engineering Professional SVCS, PC will be responsible for the design.
Demolition permits for the single-family residence currently on the site were filed in December of 2018. An estimated completion date has not been announced.
