Permits have been filed for a 12-story apartment building at 260 Grand Concourse in Port Morris, Bronx. Located between East 138th Street and Major Deegan Expressway, the lot is steps away from the 138th Street subway station, serviced by the 4 and 5 trains. Jacob Schwimmer of JCS Realty Group is listed as the owner behind the applications.
The proposed 124-foot tall development will yield 196,093 square feet, with 146,648 square feet designated for residential space. It will have 222 residences, most likely rentals based on the average unit scope of 660 square feet. The masonry-based structure will also have a cellar, 30-foot long rear yard, and 89 enclosed parking spaces.
Nataliya Donskoy of ND Architecture is responsible for the design.
Demolition permits were filed in November of 2018. An estimated completion date has not been announced.

Factual problems with this story that could have been easily averted with two minutes of research on any mapping service:
1) This is a mile or two away from Port Morris. There’s no way anyone could describe the Grand Concourse as being in Port Morris, which is east of the Bruckner Expressway in the east 130’s and 140’s.
2) This site is between 138th St. and 144th St., not the Major Deegan Expressway. Or you could say it’s between 138th St. and 140th, which ends in a T intersection near this site. The Grand Concourse terminates at 138th Street, so it’s nonsensical to write that something on the Concourse could be between 138th St. and the Major Deegan, to the south.
This is great. It’s about time we get some new construction on the Grand Concourse in that area.
