A new 19-story housing development, One East Harlem, officially broke ground this week in Upper Manhattan. Designed by S9 Architecture, the mixed-use project will eventually span over 420,000 square feet, mainly comprised of affordable housing. The building’s official address is 201 East 125th Street.

When complete, the structure will contain 300 affordable apartments, about 100 market-rate units, 65,000 square feet of commercial area, 5,000 square feet for an unspecified cultural facility, and 10,000 square feet of publicly accessible outdoor space. Residential amenities will include a business center, outdoor lounge area above the podium and at the rooftop level, a fitness center, and sub-grade parking. Occupancy is expected to begin by 2021.

“Our firm is dedicated to bringing high-quality affordable housing to New York City,” said S9 Architecture co-founder John Clifford. “We want to show that innovative and inspiring spaces can and should be achieved at every end of the market.”

The project team also includes Richman Group Development, Bridges Development Group, and Monadnock Development. Construction financing includes a mix of public and private funding from Citigroup, the Department of Housing Preservation and Development, and the New York City Housing Development Corporation.
